Fractional Ownership - Costs & Benefits

  • Value of house : €2,500,000.

  • Cost per share :  €250,000 / 10 shares.

  • Rota for occupation (view example) to be mutually agreed.  5 weeks / share = 50 weeks.

  • Retain 2 weeks for maintenance / painting / refurbishment.  This should be in dry season if possible.

  • Purchase of shares to be either cash or financed.

  • Current owner will retain one share and set up and run the property management for the first year only.

  • If shareholders do not want to manage the property thereafter, then management can be subcontracted to the Montemayor Estate Management Team.

  • Ownership structure : details to be provided on enquiry.

  • House is fully equipped and ready to go.

  • Costs include gardener / maintenance man and change over cleaning / 4 times a month.
